Site, Blueprints, and Budget
Once you decide to build, we can help you through the process of finding land if needed or get you started with land you already have. We will help advise placement, orientation, egress, excavation, and site development based on your home design. We handle acquiring all the necessary permits as well as getting utilities to the build site.
More than likely, you have a general idea of the home you would like to build and a budget to work within. An initial consultation will give us an idea of what inspires you, what you have in mind for amenities, and important features you need or want for your new home. Once we have these details, our in-house design team will use three-dimensional software to develop floorplans, elevations, and 360-degree views of your project. In-person or online video consultations enable us to adjust floor plans according to your specific needs and dreams as well as enable you to envision these plans in a three-dimensional model.
Idell Construction will work with you in developing a comprehensive budget covering all aspects of the project. We take a preventative approach, attempting to nail down every aspect of the budget as accurately as possible, enabling you to see projected costs line-by-line, and doing our best to avoid any surprises throughout the course of the project.
From the planning process to the finished product, we diligently strive to be cost effective in every area of the project. Our formal and informal relationships with local area Building Code Departments uniquely enable us to carefully evaluate building codes before design is complete, avoiding hidden costs and delays. We carefully manage the bidding process from local subcontractors and suppliers to ensure timely and competitive pricing.
Once a floor plan and proposed budget is in place, we’ll help you through the process of getting financing. We work closely with local banks and have long-standing relationships with these establishments. Once all the financial details are in place, work on the site can begin.
On the Construction Site
A designated jobsite supervisor will be managing the construction of your new home and will be available as a contact throughout the process. The jobsite supervisor will not only be responsible for orchestrating and organizing the flow of materials and subcontractors during the build, but he will also be available to work with you on finish choices, helping you navigate the various suppliers and options while keeping in mind the proposed budget for each aspect of your project. Understanding the multiple stages that make up the build, he will guide you through the whole process, informing you in a timely manner when certain decisions and choices need to be made.
Field inspections are made at regular intervals by the superintendent, project manager, and project executive. We understand that your home is a personal project, and it is important to us to review each stage and aspect of the project on a personal level. Working as a team, the periodic review of the project by various members of our organization ensures that all the details throughout the process are addressed.
Completion
As the project comes to a close, we will guide you in the process of transferring utilities and other final details. Your home will be thoroughly cleaned and a final grading and resurfacing of the build site will take place.
