A standard crawl space is a low-clearance area under the house, generally ventilated to the outdoors, with a ground surface of dirt or gravel protected by a simple vapor barrier. The vents are meant to facilitate air movement, helping to dissipate moisture. However, in East Tennessee, where summers are humid and winters cold, this design often leads to more harm than good.
During warm months, humid air from outside enters the vents and condenses on the cooler interior surfaces, creating a persistently wet environment. The advantages are substantial. By sealing out external air, moisture levels are controlled, preventing condensation, mold, rot, and pest problems. In East Tennessee’s climate with high humidity and rainfall, this means a drier, healthier home with better air quality. Energy-wise, the U.S. Department of Energy indicates savings of 15-25% on heating and cooling, as the space helps maintain even temperatures, keeping floors warmer in winter.
